What the guide covers
A standard-sized property with one kitchen, one bathroom and one reception area, in reasonable condition, with belongings and rubbish removed. The furnished guide also allows for accessible furniture surfaces and emptied wardrobes and drawers.
What can affect the quote
Extra bathrooms or reception rooms, larger floor areas, heavy build-up, substantial furniture, parking and access can increase the price. Oven interiors, appliance interiors and any specialist carpet or upholstery cleaning are outside this guide and must be discussed separately.
These are guide ranges, not fixed booking prices. We confirm the areas, tasks, any additional charges and the total price before you book. Photos or a site visit may be needed for an accurate quote.

Can you liaise directly with my letting agent or landlord?
Yes. With your agreement, we will liaise with tenants, agents and landlords about access, the cleaning checklist and the handover schedule. Share the relevant contact details when you enquire.
Do you clean both furnished and unfurnished properties?
Yes. The guide above shows both. Furnished properties usually need more time for accessible furniture surfaces and storage. Specialist upholstery or mattress cleaning is not included in the guide.
Are oven and carpet cleaning included?
The guide includes routine vacuuming of carpets and cleaning the hob. Oven interiors, appliance interiors and specialist carpet or upholstery cleaning are not included. Tell us what you need so we can confirm the scope and availability before quoting.
Can I book cleaning before new tenants move in?
Yes. We offer pre-tenancy cleaning as well as end of tenancy cleaning. Give us the postcode, property size, furnishing details and preferred date so we can discuss availability.
Do you guarantee the return of my deposit?
We carry out the agreed cleaning checklist. Deposit decisions are made separately by the landlord or agent and can involve matters beyond cleaning, so we cannot guarantee a deposit return.
